Rent Receipt Questions

Most Canadian landlords issue annual rent receipts in February or early March so tenants have them in time to file their tax returns by the April 30 deadline. Some tenants ask earlier; some ask after the fact. Tenant Buddy lets you generate them on-demand, individually or in bulk, whenever you need to.

It depends on the province. Generally, the base rent paid for a habitable rental unit is eligible. Charges for parking, storage, pet fees, and utilities may or may not be eligible depending on provincial rules. Tenant Buddy lets you configure which Income/Expense Categories count as eligible rent so the totals on every certificate are calculated consistently.

Generate a batch of certificates for the tax year, then click "Send All" from the batch view. Each lease's certificate is emailed to the tenants on that lease as a PDF attachment. Each email is queued so large portfolios do not get rate-limited.

Tenant Buddy uses the actual contract dates and payment history to calculate months rented and the period covered. A lease that started in July gets a certificate for July through December showing the rent actually paid during that window, not a full-year amount.

They generally need to report rent paid on certain provincial credit forms, but they do not always need a formal receipt to file. However, if CRA or the province requests proof, the tenant needs to be able to produce one. Issuing receipts proactively saves them (and you) the hassle later.
