About

Property Management Software, built for Canadian landlords.

Tenant Buddy is the Canadian-built platform for landlords and property managers, from a single duplex to a 500+ unit portfolio. One plan, every feature included, transparent per-unit pricing.

Why Tenant Buddy exists

Software built specifically for Canadian property operators

Most property management software is built in the US, with reports, lease templates, and tax handling designed for a different market. T776, GST/HST/PST, year-end rental receipts, and provincial tenancy law are often afterthoughts, if they're considered at all.

For Canadian operators, that has typically left two main paths. A spreadsheet that gets harder to manage as your portfolio grows, or an enterprise platform configured for hundred-unit operators. Neither one is a great fit for the landlord with a duplex, a triplex, or a small multi-family portfolio, and neither suits the property manager running 50 doors out of a small office.

Tenant Buddy is the platform we wanted to use ourselves. Real general ledger accounting that maps to T776, AI where it actually saves time, transparent per-unit pricing with no plan tiers, and every feature included on every plan. Built in Canada, for Canadian operators.

Our story

How Tenant Buddy started

The idea for Tenant Buddy started in Alberta. Provincial regulation changes around condo boards got us thinking about the software options Canadian property operators actually had to choose from. A few years later, managing our own residential rentals brought that question into clearer focus. Most of the Canadian-focused tools were limited in scope, and many of the US-built platforms we looked at had not been built with Canada in mind, sometimes right down to the postal code field at signup.

Our team has backgrounds in accounting and software development. We started building Tenant Buddy part-time, while still running our own properties. The goal was to build the platform we wished we had. In Canada, for Canadians, priced so a landlord with a duplex could afford it as easily as a property manager with 200 units.

In November 2025 we launched. In hindsight, we probably should have called it the Alpha, because the demand caught us off guard. Since then we have been onboarding new customers, listening carefully, and building based on the feedback they share. Tenant Buddy is based in Alberta and built for landlords across Canada.

What we believe

Our principles, in plain English

Every feature, on every plan

No premium tiers gating the features that matter. Whether you have 5 units or 500, you get the whole platform. The price scales with your portfolio, not with which features you need.

Transparent, per-unit pricing

Drag a slider. See the exact monthly cost for your unit count. No sales calls to get a quote, no setup fees, no surprise upsells when you grow.

Canadian-first, not Canadian-bolted-on

T776 categorization, GST/HST/PST handling, provincial lease awareness, and CAD billing are built into the foundation. We're not adapting a US product to fit Canada.

AI where it earns its keep

AI suggests replies to maintenance tickets and reads receipt photos. We use it where it actually saves you time, not as a marketing buzzword tacked onto a feature list.

Real accounting, not a spreadsheet replacement

A true general ledger with proper debit/credit journals, multi-period fiscal years, and the kind of audit trail your accountant actually wants. The depth scales up so you can grow into it.

Set up in an hour, not a quarter

Add a property, add a tenant, create a lease, send the first invoice. Under an hour, no onboarding consultant required. If you can use online banking, you can use Tenant Buddy.

Where we're going

What we're building next

We are happy with the core platform that launched in November 2025. It covers what most Canadian residential property operators need today, and from here we will keep enhancing the existing modules based on what our customers tell us. Customer feedback drives the priorities.

Alongside that, two larger initiatives are in active development. Condo management software, with the workflows and accounting structure that condo corporations and boards actually need. And commercial property management software, built in close collaboration with commercial developers already using the platform, with the lease structures and reporting that commercial operators expect.

Our broader goal is to bring modern, secure software to Canadian property operators of every size, with the same depth of features whether you have one rental or hundreds. Give us time, and we will keep hitting the milestones to get there.
